We have received the following: The ‘I’ in the document refers to the sender and not to us:
I am writing on behalf of Welbeck Land to introduce emerging proposals for the site known as Land off Clovelly Avenue and to make you aware of an upcoming programme of public consultation.
Welbeck is bringing forward outline proposals for a thoughtfully planned residential development that could deliver around 110 new homes, including affordable housing, alongside new public open space, enhanced walking and cycling connections, biodiversity improvements, and investment in local infrastructure. The proposals are being developed with the aim of responding positively to local housing needs whilst respecting the distinctive character of Ickenham and the site’s wider heritage setting. We are only proposing to build in the northern parcel of the site, with the southern parcel given over to public open space and landscaping enhancements.
As you will be aware, Hillingdon faces significant housing pressures and continues to experience a shortfall in deliverable housing land. The site off Clovelly Avenue can contribute positively towards these needs, allowing housing growth to happen in a way that is sensitive and proportionate, while safeguarding the qualities that residents value most about Ickenham.
A key consideration in bringing forward the proposals has been the site’s highly sustainable location. It benefits from being within walking distance of Ickenham Underground Station (within an 800m radius), local shops, schools and community facilities, providing residents with genuine opportunities to make every day journeys by public transport, and other active forms of travelling like walking and cycling.
We recognise that the site’s Green Belt status, and its proximity to Ickenham Manor, is an important consideration, this has shaped the landscape and heritage-led design approach.
We have undertaken initial pre-application discussions with Hillingdon, which has helped shape the emerging proposals further. As we prepare the proposal for an outline planning submission, we are keen to hear directly from local residents, and community groups . We are therefore arranging a public consultation with a drop-in event which has been promoted to neighbouring houses. The event will be held:
Date: Tuesday 10 November
Time: 3pm-7pm
Location: Compass Studio, Compass Theatre, Glebe Avenue, Ickenham UB10 8PD
I also wanted to let you know that an archaeological investigation was undertaken on the site this week. The purpose of the investigation is to clarify if the site contains any archaeological evidence, including evidence relating to the neighbouring Scheduled Monument. The investigation was carried out by independent specialists working in accordance with a methodology agreed and monitored by the Greater London Archaeological Advisory Service (part of Historic England), who are advising Hillingdon Council on archaeological matters.
see https://www.communicationspotential.co.uk/clovellyavenue/? for more info and to download the proposals this will be available from Tuesday 10 November
Please note there is as yet no application on the borough website
